This is the ultimate expression of a personalized retreat—an off-grid waterfront home meticulously crafted for absolute serenity. The residence is a seamless extension of its dramatic sloped setting, employing discerning design to capture expansive views while ensuring structural integrity and a profound connection to the water. Cole’s Point Residence – Off-Grid Waterfront Retreat

This project presented a unique set of challenges and opportunities that came together to create a one-of-a-kind second home for our clients on the shores of Cole’s Point, Virginia.

Site Conditions

Situated on a sloped, waterfront lot, the property offered stunning views of the water but required careful site planning and engineering to balance structural stability, drainage, and aesthetics. Working with a challenging grade, our team optimized the home’s positioning to capture expansive views while minimizing disturbance to the natural shoreline.

Utilities and Infrastructure

Because of the remote location, both a well water system and buried propane tank were required. The property’s distance from standard utilities and our normal working vicinity demanded meticulous coordination with local suppliers and specialized trades. Despite these logistical challenges, the systems were seamlessly integrated to maintain the home’s off-grid capability while ensuring modern comfort and reliability.

Off-Grid and Outdoor-Oriented Design

The clients envisioned a home that embraced outdoor living and functioned “off-grid to a degree.” Solar power systems were installed to offset energy use, and the home’s layout maximizes cross-ventilation and natural light. Outdoor living spaces flow directly from the main areas, highlighted by an automatic Phantom Screen porch that provides flexible use throughout the seasons.

A high-end wood-burning stove anchors the great room, offering warmth, character, and a natural gathering place in colder months. A detached “she shed” on the property provides a personal creative retreat with views of the water.

Architectural and Interior Features

The design emphasizes relaxation and connection to the outdoors. The top-level bedroom includes a private porch and elevated outlook, giving the homeowners a serene vantage point over the property and waterfront. Materials were selected for both durability and character, balancing the ruggedness of an off-grid retreat with the refined finishes of a high-end second home.
