Overview
This project presented a unique opportunity to build a new home with an old soul directly on the Potomac, demanding discerning technical solutions from the outset. Building near the shoreline required meticulous enhanced foundation preparation to ensure long-term stability in the dense soil. Furthermore, our team solved complex zoning restrictions—which prohibited a detached garage—by designing a permanent, aesthetic vestibule that seamlessly connected the structures. The home's design is focused on a life of entertaining and relaxation, highlighted by a truly expansive, 60-foot screened porch and a kitchen awning window that advises for continuous indoor-outdoor flow. Inside, the inclusion of Italian-inspired brickwork and rich natural wood elements ensures the new construction immediately possesses the character and warmth of an established, treasured riverside legacy.
Project Overview
This waterfront home at Cole’s Point presented a unique opportunity to create a timeless retreat on a rare vacant lot along the Potomac River. Building directly on the water brought both excitement and technical challenges, particularly in managing dense, compacted soils and strict county regulations for waterfront construction.
Site & Design Constraints
The property’s proximity to the shoreline required meticulous planning and engineering. The soil conditions demanded enhanced foundation preparation to ensure long-term stability. Additionally, local zoning restrictions prohibited a traditional detached garage, so our team designed a permanent vestibule connection between the garage and the main residence—allowing compliance without compromising the home’s functionality or aesthetic.
Outdoor Living Focus
The client envisioned the home as a place for relaxation and entertaining by the water. A central feature is the expansive screened porch—over 60 feet long and 15 feet deep—offering panoramic views of the Potomac and ample space for dining and gathering. The kitchen’s large awning window serves directly into this porch, blurring the line between indoor and outdoor living. A detached guest suite provides privacy and flexibility for extended family and visitors.

Architectural Character
While this is a new build, the design captures the warmth and timelessness of an older coastal residence. The client’s appreciation for Italian brickwork inspired carefully detailed masonry accents that give the exterior richness and depth. Natural wood elements inside the home reinforce that character, balancing rustic charm with refined craftsmanship.
